In the UK, Flood Risk Assessments are required for:

  • most developments in Flood Zone 2 and 3 (including minor development and change of use;

  • Developments in Flood Zone 1 that are:

    • more than 1 ha;

    • changing use to a more vulnerable class; or

    • within areas with critical drainage problems.

 

The advice from the Department for Education, Food & Rural Affairs (DEFRA) and the Environment Agency (EA) is to appoint a flood risk specialist, like Beaver and Macaw Consulting LLP, to carry out the flood risk assessment for you. They also advise that the planning application may be refused by your local planning authority if you don't include a flood risk assessment or if it isn't satisfactory. The EA Flood Map for Planning is the recommended starting point for a Flood Risk Assessment.
